In September, 2016, I promoted that my average sales time (listing to contract) was 12.5 days. At that time, the average days on market (listing to close), was between 70 – 155 for different areas/cities within metro Phoenix. As of today, my sales time has increased to 21 days, and the average days on market has increased to 78 – 160. These numbers indicate that the market has transitioned to the benefit of the Buyers over the past few months.

Buyers are in abundance now due to the increasing interest rates. And, at the $200,000 and below sales price, investors have resurfaced as well. The predictions reflect interest rates and home values to increase this year. It makes sense to get your home on the market now if you are contemplating a home transition. And, from a Buyer’s perspective, why wait until the rates approach 5%?
