Happy New Year! I wish all a very happy, healthy and prosperous year. Some Agents are Salespeople, but I prefer the description below. If I can be of assistance, or if you’d like to know the current value of your home, let me know — I’d be happy to help.
Reflecting on the year, I would like to thank my family, friends, clients and associates – many of which cross over those categories – for their support and trust. I had the privilege of helping so many wonderful people make a transition with their homes, and have forged stronger and new friendships along the way. For the 3rd straight year, I have been named “REALTOR of the Year” for Urban House Realty. And, I couldn’t have done it without all of those that honored me with their trust. Wishing everyone a Merry Christmas, a safe and happy holiday season and a wonderful 2018!
Now is a great time to put your home on the market. The trends since a somewhat normal market returned in 2012, show that the number listings drastically declines on the months of October, November and December. One might think,”well, that makes sense since we are entering the holiday quarter.” However, I think, “what a time as you’d have an advantage due to less competition!” If a Buyer is seriously in the market, the holidays will not prevent them from shopping and purchasing a home. “Winter is coming,” so, call me and let’s get you home listed and sold!
I’m working with a wonderful family that needed to sell two homes, then try to purchase a larger home to accommodate their multi-generational requirements — two parents, a son and daughter-in-law, and an grandchild on the way…
The market is hot at some price points, that is not to be disputed. But, a good strategy, a strong and professional marketing plan, great effort from a home owner to prepare their home, resulted in really good things happening. In this case, we listed on a Thursday afternoon and by Friday evening, we had shown the home 16 times and had 6 offers in hand. With an executed contract in place, we moved on to finding this family their perfect dream home. We are in escrow on a home that I truly believe will provide them with the safe, beautiful, roomy environment that they were envisioning.
There’s no greater professional pleasure than helping an incredible family achieve their home dreams. I love my job.
My average “days on market” to sell is 48 — well below the market’s current average of 70 to 115. These averages are based on the past 3 years.
